August 23, 2004

Avatar Properties Inc., Big Builder magazine’s 2003 APEX Award winner for most Innovative Product Design, has begun its development in Sterling Hill conveniently located at the intersection of Interstate 41 and Spring Hill Drive in Hernando County’s city of Spring Hill. Avatar neighborhoods will start with 216 homes priced from the $150 with expected presales beginning in August 2004. The Devco Communities’ development will consist of approximately 1,249 homes and will be one of the only master planned communities of its kind in Hernando County.

“Sterling Hill provides urban convenience within a tranquil setting for new homebuyers of various ages,” explains David Pardue, manager of Avatar’s Tampa division. “Its close proximity to Tampa provides access to the area’s major employment centers, yet allows residents to enjoy easy living in a peaceful setting surrounded by preserves and natural wildlife refuges.” Sterling Hill’s distinctive lifestyle setting is surrounded by Hernando County’s enormous natural amenities. Large conservation areas including nearby Withlacoochee State Forest, Weeki Wachee Preserve, Chinsegut Hill National Wildlife Refuge and Chassahowitzka National Wildlife Refuge will be natural drawing cards for Sterling Hill future homeowners.

Conveniently located near major thoroughfares, Sterling Hill offers residents an approximate 35 minute commute to downtown Tampa. Tampa International Airport, major shopping, dining and premier entertainment venues, as well as area beaches are easily accessible. Sterling Hill offers an affordable quality lifestyle for young families, first time homebuyers, singles and retirees. The gated community plans to offer numerous amenities including a swimming pool with clubhouse, picnic area with outdoor pavilion, basketball and tennis, biking, hiking and jogging trails, two children’s playgrounds and a unique archaeological interest site.

Nearby schools serving Sterling Hill include John D. Floyd Elementary, Powell Middle and Central High. Higher education is available through nearby University of Tampa and Pasco-Hernando Community College. For additional information on Sterling Hill, contact Tracy Rodriguez at 888.499.7552.
