Avatar to introduce The Courtyards townhomes in Poinciana

Although detached single-family homes have long been the staple for Avatar Properties Inc. at Poinciana, the award-winning builder-developer is getting set to introduce townhome living to meet the lifestyle needs of various market segments.
Avatar has announced plans for The Courtyards by Avatar, an upscale community of attached single-family homes that will be developed along Cypress Parkway, just west of the company’s burgeoning Poinciana Towne Center.
A total of 100 townhome residences and an amenity center are planned for a pair of nine-acre sites on either side of a 39-acre wooded conservation area.
Five 1- and 2-story residences, all with three bedrooms, 2.5 or 3.5 baths, and attached 2-car garages, are planned with from 1,700 to 2,392 sq. ft. of air-conditioned living area. Prices are expected to start in the mid-$200s.
“For baby boomers, empty nesters, young professionals and active, on-the-go families, townhome living is a carefree lifestyle choice,” said Bill Cowart, Avatar’s president of primary home building operations in Florida and Arizona.
“Many are former single-family home owners who choose to live in a townhome community that offers a sense of place, immediate access to retail services, and proximity to where the action is in terms of entertainment, dining, sports venues and world-class attractions,” he said. “They don’t want to move down in size, quality and style, but they do want a low-maintenance home that allows them to enjoy their leisure time to travel and do what they want, when they want.”
To free up residents so they can enjoy their leisure time and the community’s amenity center, the homeowners association established for The Courtyards by Avatar will take care of all the landscape maintenance.
Plans call for a bridge entry over water, lush landscaping, and an amenity center with cabana, swimming pool, sun deck, and covered seating.
Four- and 6-unit contemporary-style townhome clusters will be characterized by broad eaves with decorative corbels, coach lamps, gated and landscaped courtyards with stone walls, brick paver walkways, covered front entries and rear patios, and architectural roof shingles.
Homebuyers will have a choice of plans offering master suites up or down, great rooms, formal living and dining rooms, spacious kitchens, luxurious master suites with walk-in wardrobes, and lavish master baths with dual-sink vanities, oval soaking tubs, and glass-enclosed showers with tile surrounds.
Individual plans include a 2-story great room, second floor studies (2 plans), island kitchen with menu desk, family room, and a second floor loft or optional fourth bedroom.
All townhome residences will include 9-foot volume ceilings, interior laundry rooms with washer-dryer hook-ups, private garage entries, St. Augustine sod lawns with irrigation systems, and upgraded landscape packages.
