Bellalago’s Stillwater Landing Gives “Most Bang for the Buck”

September 04, 2008

Classico KISSIMMEE, FL --- All that planning and pencil sharpening that took place before the bottom dropped out of the real estate market is currently paying off for production home builder Avatar® Properties Inc.

The award-winning builder-developer, lauded as "the industry anomaly" and a "rarity among public home builders" the past two years by Big Builder magazine, stepped outside the conventional box by introducing affordably priced homes on oversized homesites at Stillwater Landing in Bellalago, the company's award-winning, gated community with over one mile of shoreline on Lake Tohopekaliga (Toho).

Over 40 percent of the sales posted to date are the Pisa, largest of six upscale, Mediterranean-style plans with tile roofs in its new Classico Series of homes.

"Buyers know when they're getting the most bang for their buck," said Bruce Cole, general manager of Avatar® primary home building operations in Central Florida.  "We're delivering a 4-bedroom, 3-bath, 2-story home with 2,430 sq. ft. of living area on a 125-foot-deep homesite from $281,990.  For a house that size it's an exceptional buy, as are all the plans."

Even the smallest plan, the Arezzo, a 3-bedroom, 2-bath home with 1,553 sq. ft. of living area, on a 125-foot-deep homesite sells from just $217,990.
"Homebuyers realize they're not just getting a home at a great price, but a home in an award-winning, gated, lakefront community that includes a pair of multi-million-dollar amenity complexes, a top-rated charter school, and neighborhood shopping," said Cole.

In addition to all that, homes in the Classico Series offer a broad range of floor plan designs and lots more memory points.

"While homebuyers seek designs that are practical and functional, they also want features that are memorable and have lots of visual appeal," said Cole.

The Pisa, for example, has both a 2-car garage and separate single-car garage that can also house a Harley or a golf cart, plus a formal living room open to the second floor, family room, island kitchen with breakfast bar, and master bathroom with his and hers vanities that feature 42-inch-high mirrors.

Formal dining rooms, spacious great rooms, master baths with Roman-style tubs, designer kitchens, wood cabinetry, oak paneled doors, ceramic tile, a loft in one plan, and brick paver driveways, walkways and entries are among the many architectural memory points available at Stillwater Landing.

And, Cole noted, Stillwater Landing is within walking distance of Bellalago Academy, a unique K-8 charter school that earned an A grade for the 2007-2008 school year from the Florida Department of Education, and the recently completed Village Shops at Bellalago which is anchored by a Publix supermarket with drive-thru pharmacy and is expected to ultimately have as many as seven restaurants.

Winner of over 30 design and marketing awards, including two Best Master Planned Community honors in 2004, Bellalago's activities are centered around Club Vialago which includes a lifestyle center, state-of-the-art fitness center, multi-pool aquatic center, children's water park and tot lot, tennis and basketball courts, a children's playground, band shell, 1,300-foot-long boardwalk with gazebo on Lake Toho, the Sunset Terrace Grille, and a boat ramp/lift at Lake Toho for powerboats up to 26 feet.  Club Isola in its sister community, the Isles of Bellalago, features a clubhouse with fitness center, free-form zero-entry pool, heated spa, children’s water park, and tot lot.

Bellalago and the Isles of Bellalago are located on Pleasant Hill Rd., five miles south of Highway 17-92.  For more information call (866) 372-3055 or (800) 249-9045, or visit the community’s website at MyBellalago.com.
