POINCIANA, FL&#45;&#45;&#45;Kissimmee&#45;based developer and general contractor Thomas Chalifoux has finished closing on a total of 36 acres in Poinciana Office &amp;amp; Industrial Park on which he plans the development of an estimated $50&#45;$60 million mixed&#45;use project consisting of approximately 500,000&#45;600,000 sq. ft. of retail office and office warehouse space. 






To be called Chalifoux Commercial Park, the adjoining 23&#45; and 13&#45;acre sites, located on Poinciana Boulevard just north of the CSX Railroad tracks and State Road 17&#45;92, were purchased for an undisclosed price from Avatar Properties Inc., developer of the 1,545&#45;acre park. 


The sites are located directly across the street from the last rapid transit stop planned for the recently approved Central Florida Commuter Rail system.&amp;nbsp; Site development and construction on Chailfoux&amp;rsquo;s 36 acres aren&amp;rsquo;t expected to commence until 2009. 


It is the second major project planned by Chalifoux in Poinciana Office &amp;amp; Industrial Park.&amp;nbsp; He also plans to develop Poinciana Parke, a $100 million mixed&#45;use development on 37 acres at the southeast corner of Poinciana Boulevard and State Road 17&#45;92.&amp;nbsp; Plans call for approximately 450,000 sq. ft. of space comprised of about 150,000 sq. ft. of office space, 300,000 sq. ft. of retail and restaurant space.&amp;nbsp; He estimates the project will employ about 2,000 people and expects development to begin late in 2008 provided permitting and site development go as scheduled. 


The builder and developer of commercial and retail projects in Osceola, Orange and Seminole counties since 1978, Chalifoux heads up Chalifoux Management Group and is a member of the Osceola County School Board.

The acreage on Mercantile Lane was purchased from Avatar Properties Inc., developer of the 1,545&#45;acre office and industrial park, the largest in Osceola County.


It is the third of three contiguous 4&#45;acre parcels in Poinciana Office &amp;amp; Industrial Park jointly owned by the two Williams companies for the development of dock&#45;level, front&#45;load warehouses, according to Bruce Williams, president of the Orlando&#45;based family&#45;owned companies.  A construction start date has not been established.


&quot;We plan to sell the building in 6,000 sq. ft. increments,&quot; said Williams who also has an option to purchase an additional 28 acres in Poinciana Office &amp;amp; Industrial Park from Avatar at Poinciana Blvd. and Mercantile Lane.


&quot;We&apos;re inventorying land because of our confidence in the park and the long&#45;term market for warehouse space,&quot; said Williams.  &quot;When looking for property to accommodate the size and type buildings we want to build in the Greater Orlando area, Poinciana Office &amp;amp; Industrial Park was our only viable option.&quot;


Four Williams family partnerships, including Williams Property, Ltd., currently own 500,000 sq. ft. of industrial buildings in Orange County.


Poinciana Office &amp;amp; Industrial Park currently has nearly four million square feet under roof and some 2,200 employees, which includes many residents of Poinciana, the 47,000&#45;acre master&#45;planned community also being developed by Avatar, the community&apos;s primary homebuilder.      


Other tenants in Poinciana Office &amp;amp; Industrial Park include Lowe&apos;s Home Improvement Warehouse and its $73 million regional distribution warehouse; Home Depot, the world&apos;s largest home improvement retailer; Nursery Supplies, Inc., the world&apos;s largest manufacturer of molded plastic plant containers for the wholesale industry; Jeld&#45;Wen doors and windows (formerly DoorCraft of Florida), Osceola&apos;s 1998 Industry of the Year; Windsor Metal Finishing, winner of the 2004 Sustainable Florida Best Practices Award for Small Business for its use of environmentally&#45;friendly technology; Cargill, Inc. The SWGA&amp;rsquo;s second annual Charity Golf Tournament on December 6th raised over $4,000 in cash, collected over 700 pounds of non&#45;perishable food, and collected over 300 new toys and clothing for children in the Haines City area.


Included in the children&amp;rsquo;s gifts were hand&#45;knit hats, sweaters and baby blankets by the Yarners Club at Solivita&amp;reg;, the award&#45;winning active&#45;adult community being developed by Avatar Properties in Poinciana.


&amp;ldquo;It was truly a community effort by the residents and golfers at Solivita&amp;reg;,&amp;rdquo; said Judy Kelly, president of the 114&#45;member SWGA. &amp;nbsp;Money also was raised from local business sponsorships and a raffle for a 5&#45;foot&#45;high hand&#45;carved Sand Hill Crane donated by Solivita&amp;reg; resident Bill Tuckey.


&amp;ldquo;Nobody should have to go without at Christmas, especially children,&amp;rdquo; Kelly said. &amp;ldquo;Our reward is knowing we will make Christmas a little brighter and more enjoyable for those who might otherwise have had to go without.&amp;rdquo;


Last year proceeds from the inaugural SWGA Memorial Charity Golf Tournament went to the Russell Home in Orange County.

Avatar Properties Inc. is seeking sponsorships for its third annual Realtors, Affiliates &amp;amp; Friends Golf Tournament &amp;amp; Walk&#45;a&#45;Thon to raise funds for breast cancer education and research by the Florida Sun Coast Affiliate of Susan G. Komen for the Cure.


Both events will take place on Friday, February 22 at Solivita&amp;reg;, Avatar&amp;rsquo;s award&#45;winning active adult community which is located on the Polk County side of Poinciana.


A field of 144 golfers is expected to tee it up for a 1 p.m. shotgun start at Solivita&amp;rsquo;s&amp;reg; Stonegate Golf Club, while a host of walkers are expected to lace up their walking shoes for a 9 a.m. start at Solivita&amp;rsquo;s&amp;reg; Freedom Park.The events have raised $28,334 for breast cancer research the past two years, according to Bari Stone, event coordinator.


Entry fees for the golf tournament are $125 for individuals and $500 for foursomes. Fees include golf cart, greens fees, beverages, buffet dinner, and a golfer gift package. Awards also will be given to winning teams, as well as longest drive and closest&#45;to&#45;the&#45;pin prizes for men and women.


Golf sponsorships range from individual hole/tee sponsors ($250 per hole), golf flag sponsors ($300 per flag) and corporate sponsorships ($600 per foursome), to Silver Event ($1,000), Gold Grand ($1,500) and Platinum Benefactor ($2,500). Sponsorship perks vary based on the level of participation and include from one to three foursomes, a hospitality tent, and a host of event extras and opportunities including company/individual name recognition on signage, in media kits, and at various tournament venues.


Participation in the Walk&#45;a&#45;Thon, which will feature 2.5K and 5K tracks, requires a minimum of $50 in pledges. Walkers will receive a continental breakfast and gift package, and have a chance to win door prizes. Those registering before January 15, 2008 will receive an event T&#45;shirt.


Walk&#45;A&#45;Thon sponsorships include a Breakfast sponsor ($1,000) and Pink Ribbon sponsors ($500). Both receive company name recognition, walker gift packages, and other event extras and opportunities.


Checks should be made payable to Avatar Properties Breast Cancer Fund and mailed to Karina Pol, Prominent Title Insurance Agency, Inc., 897 Towne Center Drive, Poinciana, FL 34759. Net proceeds will benefit the Florida Sun Coast Affiliate of the Dallas, Texas&#45;based Susan G. Komen for the Cure, according to Stone. Funds raised at the Avatar events will be used locally for support and education.


Breast cancer is the leading cause of death for women ages 35&#45;54, and the disease also accounts for more than 75 percent of all cancer deaths in women 55 years of age and older. Although most people tend to think of breast cancer as a women&amp;rsquo;s disease, men get breast cancer, too. According to the American Cancer Society, about 1,200 new cases of breast cancer are diagnosed in American men each year.

That loud cheer emanating from Poinciana is from the 67,000 residents who learned that a new Post Office is finally coming to this master&#45;planned community that occupies 47,000 acres in northwest Osceola and northeast Polk counties.


The United States Postal Service is negotiating to purchase a 1.9&#45;acre site from Poinciana developer Avatar Properties Inc. on which it plans to build a free&#45;standing, 7,270 sq. ft. Mediterranean&#45;style facility with tile roof, earth tone color scheme, and columns with stacked stone bases.


&amp;ldquo;The new Post Office is indicative of the exciting growth that&amp;rsquo;s taking place to meet the everyday needs of Poinciana&amp;rsquo;s residents,&amp;rdquo; said Tony Iorio, vice president of land development for Avatar.&amp;nbsp;&amp;ldquo;This is a huge plus for our residents and a milestone in the growth and maturation of the community.&amp;rdquo;


The new Post Office site is on San Remo Road in Poinciana Towne Center behind the Publix Supermarket in the Promenade Shopping Center which sits on the corner of Cypress Parkway and Doverplum Road.


The plat is currently being reviewed by Osceola County which is expected to rule this December.  Once it receives the county&amp;rsquo;s stamp of approval, the United States Postal Service will close on the land and commence development in the spring of 2008.  Site and development and construction are expected to take a minimum of seven months, and if construction goes as scheduled the new Post Office is likely to open in the autumn of 2008.


&amp;ldquo;A lot of hard work and man&#45;hours put in by persons in the public and private sectors made this happen,&amp;rdquo; said Iorio.


The new Post Office will join a growing list of retailers in Poinciana Towne Center, the community&amp;rsquo;s retail hub featuring several restaurants and over 80 businesses including a WalMart SuperCenter, a Winn&#45;Dixie Marketplace, and the Promenade Shopping Center. They will soon be joined by the Cypress Plaza Shopping Center, one of four shopping centers currently under development in Poinciana.  Others are Solivita Marketplace, Poinciana Gateway Plaza, and The Pointe which is anchored by the new Lowe&amp;rsquo;s home improvement retail store now nearing completion. &amp;nbsp;Development of a fifth shopping center, the Village Shops at Bellalago, is expected to begin in December.


Poinciana is being developed by Avatar, the community&amp;rsquo;s primary homebuilder. &amp;nbsp;Avatar also is developing Poinciana Office &amp;amp; Industrial Park where national and international tenants currently have nearly four million square feet under roof and over 2,200 employees, many residents of Poinciana.

The 138,968 square foot store is located on 13 acres at the northeast corner of Poinciana Boulevard and State Road 17&#45;92. The site was purchased from Avatar Properties Inc. which is marketing 13 adjacent acres to developers for a complementary, family&#45;oriented retail shopping center to better serve Poinciana&amp;rsquo;s growing population of nearly 67,000.


The Poinciana Home Depot will have 104,208 square foot of indoor retail space, plus a 34,760 square foot outdoor garden center. It will be the third such store in Osceola, joining operational centers in Kissimmee and St. Cloud.

A 15,000 sq. ft. Bravo Supermarket will anchor the new $4 million Poinciana Gateway Plaza shopping center at the corner of Old Pleasant Hill Road and Cypress Parkway in Poinciana.


The supermarket is expected to open November 15th in time for the Thanksgiving holiday, according to Dennis Wallin, vice president of operations and development for Alpha 1 Marketing, the White Plains, New York parent company for the 15&#45;year&#45;old Bravo Supermarket chain.


&amp;ldquo;All our Bravo supermarkets are individually owned and operated neighborhood food stores that are merchandized for the demographics of the communities in which they are located,&amp;rdquo; said Wallin.


It will be the 22nd Bravo supermarket in Florida and the fifth in the Greater Orlando area, joining others in Apopka, Kissimmee, Pine Hills and Winter Garden. All told there are over 60 Bravo stores in Florida, New York, New Jersey, Connecticut, Pennsylvania and Rhode Island.


Poinciana Gateway Plaza consists of two 15,000 sq. ft. Mediterranean&#45;style buildings and is a joint venture development of Parsons Design &amp;amp; Development and Arnco Construction, both of Kissimmee.


Builder Ray Parsons said other tenants include Broadway Station II, a post office and gift shop; Poinciana Eye Center; Triple Flava Jamaican Restaurant; Harvest Books Giftshop and More; Metro PCS; Latino Family Beauty Salon; Cece&amp;rsquo;s Boutique; Best Nail and Spa.


At present only 3,000 sq. ft. of space remains available in Poinciana Gateway Plaza, according to leasing agent Kristin Spivey with Latitude 28 Real Estate Brokerage in Kissimmee.


Poinciana Gateway Plaza is one of four shopping centers currently under development in Poinciana. Others are Cypress Plaza Shopping Center, Solivita Marketplace, and Poinciana Pointe, the latter anchored by the new Lowe&amp;rsquo;s home improvement retail store now nearing completion.
